As both a licensed realtor and real estate lawyer in Ontario, I offer a unique dual perspective on real estate transactions. 3. How do you help with estate sales or power of attorney situations?
Estate sales require experience, sensitivity, and a strong understanding of legal processes. I guide executors and attorneys through the entire transaction, ensuring compliance with legal obligations and minimizing stress for families and donors. My background as a lawyer adds an extra layer of confidence and clarity in these often-complex situations.

4. Is it a conflict of interest if you act as both our agent and then as our lawyer to close the deal?
There is no conflict of interest as long as you understand the risks of me acting as both your agent and as the lawyer and you consent. In fact, most of my clients to date have hired me as their agent solely because they want to use my legal services which I offer under a separate corporation namely, Gangani Lawyers, which is a real estate and corporate law firm in Toronto wherein I am a partner. All clients hiring me as their lawyer are required to have a retainer agreement signed with my law firm and/or written confirmation.

5. How do you support first-time homebuyers?
Buying your first home can be overwhelming. I simplify the process by explaining each step, answering your questions, and guiding you through with clarity and care. My legal experience ensures important details aren’t overlooked—protecting your investment from day one.

6. What kind of help do you offer investors?
I help investors identify high-potential properties, negotiate favorable terms, and structure deals that align with their short- and long-term goals. My background in contract law and risk management ensures your investments are built on a solid foundation.

7. Do you handle luxury properties?
Yes. I work with both buyers and sellers of luxury and high-end real estate. These transactions demand discretion, strategy, and precise execution—all of which I deliver through a combination of legal expertise and market knowledge.

8. Do you handle power of sale properties and real estate disputes?

Yes. I work with both buyers and sellers of properties which are under power of sale. We work with a team of experienced mortgage and real estate litigation lawyers. For these services, you must specifically be retained by Gangani Lawyers before we can provide legal advice and consult with you.

9. What areas do you serve?
I primarily serve clients in Toronto and across the Greater Toronto Area (GTA). Whether you’re purchasing a condo downtown, selling a family estate in the suburbs, or expanding your investment portfolio, I’m here to help.
